What to Shut Off While We're Rolling

Performing these quick containment steps can save thousands in drywall, flooring, and mold remediation.

Main Water Line Shutoff

Where to look: Check either the curb meter box near your front sidewalk (brass valve with a cross-tab) or the primary shutoff ball valve inside your garage near the water heater.

Action: Rotate the brass lever 90 degrees until it sits perpendicular (crosswise) to the pipe. Open your lowest outdoor hose bibb to relieve residual line pressure.

AC Frozen Coil / Water Overflow

Where to look: If your air conditioner is blowing warm air and ice is visible on the copper suction line outside or water is overflowing your attic secondary pan.

Action: Switch the thermostat system switch from "COOL" to "OFF", and switch the fan setting from "AUTO" to "ON". This thaws the coil without burning out the compressor motor.

Natural Gas / Furnace Odor

Where to look: If you smell sulfur or rotten eggs near your furnace closet or gas water heater.

Action: Do not flip any light switches or use electric appliances. Evacuate everyone outside immediately, turn the gas meter valve 90° if accessible from outside, and call dispatch or 911.

Water Heater Rupture

Where to look: Top cold-water supply pipe on top of the tank heater and the electrical disconnect / gas shutoff knob on bottom.

Action: Turn off the dedicated cold valve directly above the tank. For electric units, flip the 30A double breaker in your main panel. For gas, turn thermostat dial to "OFF".
